Andrew Spitler will:

  • Provide legal advice to you on all aspects of a short sale.
  • Advise as to weather a short sale is in your best interest
  • Never charge a consult fee in helping you evaluate your options
  • Evaluate the potential for tax due on a short sale, if any
  • Advise on continuing to make payments on your loans

  • Advise on strategic short sales which will enable you to purchase a new home before short selling your current home
  • Once retained, eliminate phone calls by your lender(s) in the event you have stopped making payments
  • Prepare the necessary documents for proceeding with your short sale
  • Represent you in the negotiation process of the short sale with your lender(s)
  • Review short sale approval letters issued by your lender(s)
  • Correct title deficiencies which may hold up your sale
  • Coordinate with the buyer’s agent and title company handling your sale
  • All representation is done at no cost to you as a seller as my fees are paid by your lender(s) or the buyer of your home

  • Review the steps necessary to transfer real estate through the probate court
  • Obtain probate court approvals for the transfer and/or sale of real estate
  • Advise you of your options in the event a property you inherit is underwater
